Our Role
We were engaged to provide commercial management services for both towers over a two-year period. Our responsibilities included raising variation requests, preparing detailed extension of time claims, and managing variation and subcontractor accounts. We worked closely with the project teams to ensure timely submissions and proper documentation.

Commercial Management Services – High-Rise Mixed-Use Towers
This case involved two high-rise towers, each comprising approximately 100 floors and covering a total built-up area of around 170,000 square meters. The contractor encountered several issues, including undocumented changes, additional works, and significant delays on one of the towers—raising the risk of exposure to liquidated damages.

To overcome these challenges, we applied a structured commercial control system, conducted retrospective delay analysis, and utilized collaborative workshops with project stakeholders. Our proactive approach helped align all parties and strengthen the contractor’s position throughout the negotiations.
Outcome
We successfully closed the accounts for both towers with no liquidated damages applied. Positive outcomes on variation claims further minimized risk and maximized revenue and profitability for the contractor.
